How pricing works
We don't post prices, because a roof is not a product. Here is what decides yours, and when you get the number.
What decides the price
Many things move the number on a roof. We go through them at the visit, and each one shows up on the written estimate.
Roof area, in squares
Pitch and how steep it is
Hips, valleys and dormers
Material and product line
Layers to remove, and the deck under them
What the estimate includes, and what it doesn't
The estimate lists the work line by line. If something is not on it, it is not in the price.
Includes: tear-off, disposal and the deck check
Includes: underlayment, flashing, vents and the roof
Includes: permit, cleanup and warranty papers
Not included: rotted fascia or rafters found later
Not included: chimney masonry, skylights and solar removal
What happens at the visit
Ursula comes to the house, looks at the roof from the ground and the attic, goes up when it is dry and takes photos. The visit doesn't cost anything and doesn't commit you. The estimate holds for the time written on it.
Materials and who buys them
You choose the material from the options we show, and the estimate names the product line. For each one we copy the maker's recycled-content figure, and the rated reflectance if the color is rated, from the maker's data sheet.
If the job changes
If we find bad decking under the old roof, the per-sheet price on your estimate applies. Any other change is written down and agreed before the work happens.
When you get the number
In writing, after the visit, as a price for the work listed. Moss care and the rain add-on are their own lines, so you can take any of them without the rest.
In a wet town
What else moves the price here
Shade and trees
A roof under firs collects more moss and needles, so it takes more care and sometimes more gutter work.
Moss damage
Moss that has lifted shingle edges can mean more repair than a clean roof of the same age.
The dry window
June to September is busy. A booked date is written on the estimate.
Rain add-on
Gutters, a diverter, barrels and an overflow path are separate lines.
Material choice
Asphalt, metal and cedar differ in cost, in life and in care.
Solar plans
A roof that will carry panels is flashed for racking, and that is on the estimate.
